SUGGESTIONS ON HOW TO BEST USE OUR LISTING INFORMATION

  1. Consider those properties that most appeal to you based on location, price, features, etc. as provided on your listings. Drive by the properties, if you like what you see, and if you like the neighborhoods call the contact phone numbers that are provided on your listing sheets. You will notice the abbreviation: DNDT (Do Not Disturb Tenant) on some of the listings. Please, as a general rule, do not knock on doors unless you have a prearranged appointment. If you' re really interested in a rental be sure to call as soon as possible to make an appointment with the owner or manager. Some apartments will have a manager on site that you may speak with immediately. Remember, many units rent quickly so make your calls as soon as you possibly can.
  2. When you call for appointments you will find you'll have to leave messages from time to time. Be sure to tell the landlords that you found their rental through Bay Area Rentals. Let them know that you have driven by the property, that you like it, and that you would like to meet with them as soon as possible. This is usually better than only leaving your name and number, and should give them a reason to call you back sooner because they know you have more information on the property than someone who called from the newspaper.
  3. Whenever possible, concentrate your search on those rentals that are going to be available in 2 to 4 weeks or more. You can eliminate a great deal of competition by seeing properties before they are in the newspapers, increasing your chances for success. If you have only a short time in which to find a rental, its useful to remember that we have a number of landlords that list with us exclusively and do not put their properties in the paper.
  4. It is 100% a landlord's market this year, making it extra tough to find a rental, especially if you have pets. Dogs can make it more difficult to find a rental, and sometimes cats make it difficult as well, (although less so ). Currently, you can probably expect an average of about 10% to 15% of the listings to read "OK" or "MB" (maybe) under the pets column. We have found that the Santa Clara Humane Society has been helpful in providing information to landlord s and renters that are pet owners. They have information such as pet resumes, pet questionnaires and pet agreements which both landlords and pet owners may find helpful.
  5. We call to verify the availability of our properties frequently, you always need to allow for an average of approximately 15% or so of them to be rented already. Rentals move very quickly in this market, sometimes in a matter of hours. We try very hard to keep our database as current as we can, but 100% is just not possible. You can expect to be told that some of the rentals are gone when you call. When this happens don't get upset, it's just part of the normal home finding process.
